No factor affects real property service consumers as much as the market value of a property, and the impacts of market trends are the number one driver of change on that value. This recertification education course provides a look at current factors and trends in local, regional, national, and global markets that affect property valuation.

This course will explore economic trends that affect the markets, as well as explore the effects of zoning, zoning changes, and property resale impact. After discussing present value versus future value, as well as time value of money, students will review and apply forecasting methods and formulas to analyze how the market trends discussed affect the valuation. Next, the course will review the effects of financing, including current financing changes, exploring their impact on real property value. After, we will identify the effects of automated valuation models and artificial intelligence on real property transactions and values. Last, this course will review current events that have impacted the market and upcoming concerns/potential events that will influence the market in coming years.
